How does the Mexican Government's Housing Credit program work?
This program was designed to help citizens obtain affordable financing for the purchase, construction or improvement of their homes.
The program is offered by institutions such as INFONAVIT and FOVISSSTE, which work in partnership with the government to provide housing loans.
INFONAVIT is aimed at private sector workers, while FOVISSSTE serves public servants.
Although these two options are the main ones, there are still other public and private entities in charge of granting credit, such as:
- Federal Mortgage Society (SHF);
- National Popular Housing Fund (to serve low-income families);
- Sofol;
- Sofom;
- Banker
- Self-financing.
According to the National Housing Commission, the most common mortgage loans are those from Infonavit and Fovissste, as already mentioned.
This is because workers can purchase a home as part of their social security, through a loan.
However, each of them has its own rules and characteristics.
For example, Infonavit offers credit to buy a new or used property, for remodeling, construction, expansion or even to pay housing liabilities.
In addition, it grants the 60% of the country's housing loans and serves workers registered in the IMSS.
The mortgage loan provided by Fovissste, in turn, is intended for salaried workers.
There are currently six different modalities and each one has different characteristics and caters to different consumer profiles.
